Description
Geldersekade 17-III: living in a national monument from 1750, with views of the Basilica of St Nicholas
Of interest to investors: this apartment holds a conversion permit (omzettingsvergunning) for letting to four occupants sharing the living room, kitchen and bathroom. The permit transfers to the buyer upon sale; new permits are rarely granted in Amsterdam.
At the start of the Geldersekade, just off the Prins Hendrikkade, stands this national monument (Rijksmonument) dating from approx. 1750, with its characteristic ornamented neck gable. This charming apartment occupies the third floor and the attic floor. It offers a total usable area of approx. 98 m², comprising 78 m² of living space and 20 m² of other indoor space under the roof.
Through the three tall windows in the living room you look out over the trees along the canal to the dome of the Basilica of St Nicholas. The apartment is available immediately and ready to be finished entirely to your own taste.
Layout
Third floor
The communal staircase leads to the private entrance on the third floor. You step straight into the bright living room with open kitchen, which spans the full depth of the front of the house. The room is approx. 10 metres deep. At the street side, three tall windows with arched transoms bring in plenty of daylight and offer green views over the canal. The kitchen runs along the side wall and is fitted with a gas hob, extractor hood, combination oven and dishwasher. At the back of the living room, two large sash windows look out onto the light well.
On either side of the light well, a corridor leads to the rear of the house. Here you will find two bedrooms of approx. 10 m² and 9 m², with a ceiling height of almost 2.90 metres. The right-hand bedroom has a washbasin. The bathroom is centrally located and has a shower, toilet, washbasin and washing machine connection.
Attic floor
From the living room, the elegant staircase takes you up to the attic floor. Beneath the open roof structure with its wooden trusses are two rooms with a landing in between. The front room has a window in the front façade with a view of the Basilica of St Nicholas. The rear room is lit by two roof windows. Both rooms are suitable as a bedroom, study or guest room, and the front room has a washbasin. Behind the rear room is a second toilet with washbasin. The ridge height is approx. 2.50 metres. Because of the limited standing height, the attic floor is classified as other indoor space in the measurement report.
Location
You will be living in the Nieuwmarkt neighbourhood, one of the liveliest and most authentic parts of the city centre. The Nieuwmarkt with De Waag, the Zeedijk, Chinatown and countless shops, cafés and restaurants are all within walking distance. Amsterdam Central Station and the Schreierstoren are just around the corner, as is the ferry to Amsterdam Noord. By car, the A10 ring road is quickly reached via the IJ tunnel. Parking in the city centre is by permit (waiting list).
Space and potential
According to the NEN 2580 measurement, the apartment has 78 m² of usable living area. The attic floor is not included in this figure: because of its limited standing height, the 20 m² under the roof structure is officially classified as other indoor space. In practice, it is a fully fledged additional floor with two rooms and its own toilet with washbasin. The gross floor area of the apartment is no less than 131 m², which shows just how much space and potential lies beneath this monumental roof.
The concept design by interior designer HIP Studio shows how that potential can be realised. The floor plans and visualisations were not generated with AI; they were designed and developed by HIP Studio themselves, with a clear eye for what is feasible in practice. They therefore give a beautiful and realistic picture of what this space can become. In the design, the third floor becomes a generous living floor with a large open kitchen and cooking island. A practical seating nook has been created in the living room, right by the entrance. The left-hand bedroom becomes a practical laundry and storage room with plenty of cupboard space, and the right-hand bedroom is arranged as a guest room with en-suite bathroom. On the attic floor, the design shows how the space can be turned into an atmospheric bedroom beneath the wooden roof trusses. The floor plans show a possible layout; the visualisations of the living room with kitchen and of the bedroom give an impression of the atmosphere. Permits and approval from the owners’ association (VvE) may be required for implementation. No rights can be derived from the designs and visualisations.
